Concrete in Prosper, TX
Concrete work built for Prosper
In Windsong Ranch and Star Trail, most homes are recent builds and the original concrete is usually in fair shape. So the calls are about adding, not fixing. Owners want a patio that runs the full width of the house, a pool deck, a covered outdoor kitchen pad, or a wider driveway with a decorative border. Those projects call for close matching of color and finish, plus HOA approval before we start.
On the larger lots and older properties around town, the work gets more practical: long driveways, shop and barn slabs, RV pads, and walks out to detached garages. Those slabs carry heavier loads and cover more ground, so we plan the base, the steel, and the pour sequence ahead of time, and we stage the trucks so each section gets finished while the concrete is still workable.
Prosper's soil is the same Blackland clay, and many new lots there were built up with fill during development. Fill that was not compacted well settles over the first few years, and a patio poured on top settles with it. On new homes we check the ground near the house, where backfill around the foundation is often the softest, and we compact or replace it before adding a new slab. We also add a thickened edge where a patio meets the yard, so the slab holds its shape if the soil beside it dries and pulls away in summer.
Bigger homes mean bigger projects, and bigger pours need a plan. A 1,000 square foot patio with a covered kitchen, a fire pit pad, and steps to the yard may take several trucks. We sequence the pour so each section gets finished while the concrete is still workable, and we place joints to match the layout of the house and columns. On hot days we start early, keep the surface damp while it cures, and use a curing compound so the top does not dry too fast and craze.
Decorative finishes are popular here. Stamped patterns and integral color look sharp next to stone and brick, and they cost more up front, about $12 to $20 per square foot installed. Our stamped vs. regular concrete guide compares the two. Broom finish is the budget pick at about $6 to $10 per square foot, and exposed aggregate falls in the middle at about $9 to $14. Many Prosper owners mix them, with stamped work at the patio and broom finish on the side walks.
Prosper is northeast of Little Elm, a short trip by US-380 or the back roads east of town. Most neighborhoods have HOA rules on new flatwork, so we include drawings and finish details with the estimate for you to submit. For acreage and shop slabs near the edges of town, we look at truck access early, since a concrete truck is heavy and a soft yard will not hold it after a rain. A short gravel path or a pump can solve that before pour day.
