Concrete in The Colony, TX
Concrete work built for The Colony
A big part of The Colony was built in the 1970s and 1980s, which makes it older on average than Little Elm. A lot of that concrete is past its useful life: driveway panels that have dropped at the garage, walkways heaved by tree roots, and patios with wide cracks that have been caulked more than once. Replacement is most of our work on those streets. We break out the old slab, rebuild the base, and pour new concrete with joints where they belong.
The newer areas bring a different list. The Tribute, out on the lake, has golf course homes where owners want stamped patios, outdoor kitchen slabs, and walkways that match. Austin Ranch, on the south side near SH 121, mixes houses with townhomes and apartments, so we see both home projects and commercial flatwork there. Grandscape has pulled more retail and restaurant building into the area too.
The Colony sits right on Lewisville Lake, and much of the city has the same wet clay we know from Little Elm. Older neighborhoods often had little grading done when they were built, so water pools along driveways and against foundations. When we replace a slab here, we fix the slope at the same time. Sometimes that means raising the new driveway an inch or two at the street, or cutting a swale along the side yard. On streets where the garage floor sits low, we may also need a trench drain at the door to keep water out.
Trees are the other big factor. Older streets have mature trees planted close to walks and driveways, and their roots lift slabs and pull moisture out of the clay in summer. We can cut roots back with care, add a root barrier, or reroute a walk around a trunk. The goal is to fix the cause so the new concrete does not crack the same way. We also check the old slab for voids underneath when we break it out, since years of water under a cracked driveway can wash out the base and leave a hollow that new concrete would sag into.
If your slab is cracked but not sunk or heaved, it may not need a tear-out. Our repair or replace guide lays out the signs, and on a site visit we will tell you which side of the line your driveway falls on. Small cracks under a quarter inch that stay flat can be cleaned out and sealed. Wider cracks with one side higher than the other usually mean the base has failed under that panel.
The Colony is a short run south of our shop on FM 423, so we can usually see your project within a day or two. Lake-side jobs near The Tribute get extra attention to drainage, since those lots slope toward the water and runoff needs a clear path. Stamped patios at The Tribute often run next to golf course fencing, so we set the forms carefully and keep the slab inside the property line. For homes near Grandscape and Austin Ranch, we line up pours with HOA hours and street parking rules so trucks have room to work.
